Solution

VersiJack®
VersiJack® pedestals were used to support bearers for installation of three raised wooden decked areas that complement water features at the landscaped courtyard of the building.
Bearers were secured with self-tapping screws to Bearer Holders on the pedestals to ensure that they do not shift and remained firmly in place during and after installation of the wooden decking. Where installation surface was sloped to fall for drainage, Slope Correctors were used to allow adjustments of up to 5% to maintain a level decking surface.
Essential services were hidden beneath the raised decking whilst gaps maintained between individual panels of the decking allowed surface water to drain away, both features combined provide safe enjoyment of the verdant area and water features at the courtyard.

 

VersiCell®
VersiCell® sub-surface drainage modules were used to line the base as well as the sides of planter boxes. A geotextile filter fabric was installed over the modules before 100mm layer of sand followed by the media for planting were put in to enable planting of plants ranging from ground cover plants and shrubs to trees. The drainage modules prevent waterlogging and ponding in the planter boxes and help to maintain robust healthy plant growth at the landscaped courtyard.

VersiJack®
Over 10,000 VersiJack® pedestals support the bearers beneath wooden panels for the installation of extensive wooden decked areas at the 10th and 19th levels of the building. Slope Correctors were used to allow adjustments up to 5% to ensure that a level paver and decking surface is maintained throughout. The void under the raised decked areas allow essential services to be unobtrusively hidden and assist surface water to drain quickly away whilst at the same time reduce heat transfer from the decked surfaces to the roof.
VersiJack® pedestals also support pavers for the installation of a water feature at the Sommerset entrance to the premises. The gaps, created by using Spacer Tabs on the pedestals, between the pavers facilitate drainage of water from the pavers back into the water feature.

 

VersiCell®
VersiCell® sub-surface drainage modules totalling more than 1,000 sq m were installed directly over the Evalon® waterproofing membrane in the planter boxes of the E-Deck and sky terraces. They provide a void beneath planting media to enable expeditious transport of excess water to drainage outlets and prevent waterlogging. A non-woven geotextile filter fabric placed over the VersiCell® allowed a 100mm sand layer to be spread on top followed by the soil media for planting.
In the densely built environment of Orchard Road, the over 1,000 sq m of skyrise greenery form a living barrier that helps to shield and reduce heat absorption by the building. This lowers temperature within the building as well as the ambient temperature of the building’s immediate surroundings. In addition to subsequently reducing energy consumption for air-conditioning and helping to mitigate negative impact brought about by the heat island phenomenon, the skyrise greenery also performs a vital urban stormwater management role.

 

Evalon®
Waterproofing protection in the planter boxes was provided by nearly 6,000 sq m of a root-resistant fully adhered layer of Evalon® V PVC/EVA terpolymer membrane ideally suited for intensive and extensive green roof application.

Turf Stabilisation
TurfPave® XD positioned onto compacted sand laid over the compacted substrate of the path created to provide fire engine access way. Infilled with a sandy soil mix TurfPave® XD provides a stable and firm substrate for turf establishment along the access way. When not in use as an access way for fire-fighting operations or emergency purposes, the access pathway remains green and aesthetically pleasing and can withstand constant daily pedestrian traffic.
Rainwater readily infiltrates into the compacted sand base below and then slowly into the substrate before eventual discharge into the local drainage system. An impermeable access way, like an asphalt road on the other hand, will not allow run-off to infiltrate and thus contribute to run-off volumes and stormwater management problems.

 

Landscape Roof / Sub-surface Drainage
VersiCell® sub-surface drainage modules were installed to line the interior of planter boxes, at the base and also the sides, to provide a void beneath planting media to enable expeditious transport of excess water to drainage outlets to prevent waterlogging. A non-woven geotextile filter fabric over the drainage modules form a filter separation layer that allowed a 100mm sand layer to be spread on top followed by the soil media. Plants from shrubs to trees create the lush landscaped gardens amidst abundant water features.

 

Extensive Green Roof
VersiDrain® 25P drainage and water retention trays were positioned on the RC rooftops of the clubhouse and two other buildings. A geotextile filter fabric laid over the trays enabled EnviroMix®, a primarily inorganic planting media, to be placed for planting of selected drought-tolerant plants that drape over the sides to form attractive skirts around the rooftops.

TurfPave® XD is positioned onto compacted sand over a geotextile filter blanketing a sub-soil drainage base layer provided by VersiCell® placed directly over the constructed RC path. Infilled with a sandy soil mix the grass paver provides a firm substrate for turf establishment. The access ways created are green and aesthetically pleasing and provide a stable path for heavy fire engines and other emergency vehicles when needed. Rainwater infiltrates into the compacted base and is discharged via the drainage cell layer below, reducing excessive run-off and stormwater management problems which impermeable roads may pose.

Turf Stabilisation
TurfPave® XD grass pavers were positioned onto a compacted sand base layer over the compacted substrate of the access way. Infilled with a sandy soil mix, TurfPave® XD whilst providing a stable and firm substrate for turf establishment also creates the mandated access way with ability to bear high compressive loads necessary for passage of fire engines and other emergency vehicles.
The TurfPave access pathway remains green and aesthetically pleasing and is able to withstand constant daily pedestrian traffic. TurfPave does not retain water and thus allows rainwater to infiltrate into the compacted sand base beneath and then slowly into the substrate throughout the length of the green passageway.
An impermeable asphalt road, if installed instead, would repel rather than temporarily retained the rainwater in the substrate and therefore subsequently contribute to excessive run-off and associated stormwater management problems.

 

Landscape Roof / Sub-surface drainage
VersiCell® sub-surface drainage modules were installed in planter boxes to provide a void beneath the planting media to enable expeditious transport of excess water to drainage outlets. A non-woven geotextile filter fabric placed over the drainage modules allowed a 100mm sand layer to be spread on top followed by the soil media. The resultant lush landscaped grounds, planted with plants from shrubs to small trees, are well-drained and have minimal water-logging problems.

 

Green Wall
VersiWall® GM (VGM®) vertically greens the retaining wall facing the lift shaft of a glass-walled elevator positioned to convey residents from the underground car park to surface level. VGM® Modules were pre-planted, 6 to 8 weeks prior to installation, with plants selected for ability to thrive in the narrow space in front of the lift shaft which is subject to strong light exposure at the top of the wall and subdued light at the bottom.

Ground cover plants and larger plants from shrubs to trees were then used atop the roof, greening the view for both residents and passer bys.

Elmich Landscape Roof
6,000 sq m of VersiCell® drainage modules were installed beneath the geotextile filter fabric layer and the planting soil above. The drainage cavity created enables rapid transport of excess water to drainage points on the roof, preventing waterlogging at the planted roof decks, green balconies and planter boxes of the E-deck. Laid directly on the waterproofing membrane, the modules also provide a protection layer that prolongs the serviceable life of the membrane.
The landscape roof mitigates urban heat island effect by sheltering the car park roof from the sun, reducing surrounding ambient temperature and transference of heat to the car park below. Installed with large shady trees and resembling a garden park, the living roof provides additional amenity space. The landscape roof also played a pivotal part in the precinct clinching Singapore’s first Green Mark Platinum Award Public Housing Project.

Eurathane 1200 SPE
Waterproofing protection for the roof skin beneath the green roof was provided by Eurathane 1200 SPE, a solvent-free plural component spray-applied polyurethane elastomer waterproofing coating. The fast curing polyurethane coating is UV-resistant and root-resistant with excellent tensile properties; suitable for intensive green roof applications.

 

Elmich Landscape Roof
A total of 1,500 sq m of VersiCell sub-surface drainage modules were connected into continuous mats carpeting the waterproofing membrane at the two rooftop levels of the building. This provided a void beneath the planting media that enables expeditious transport of excess water to drainage outlets at the perimeter of the intensive green roof. A non-woven geotextile filter fabric placed over the VersiCell allowed a 100mm sand layer to be spread on top followed by the soil media for planting. The efficient discharge of excess water provided by the VersiCell sub-soil drainage layer prevents the green roof from getting waterlogged.

 

The eye-pleasing Elmich Landscape Roof decks offer additional amenity and informal learning spaces on the rooftop of the Stephen Riady Centre and also environmental benefits that contribute to a more sustainable built environment at the National University of Singapore (NUS) University Town (UTown).

 

The green roofs play a major role in the award of the BCA Green Mark Platinum to the Building which in turn contributed to the BCA Green Mark for Districts Award being awarded to UTown and NUS clinching the ultimate BCA Green Mark Champion Award.
